Palms Mixed Use Project
Conceptual design for new mixed use retail project in northwest Florida consisting of 120,000 SF of retail and office space plus a 100,000 SF self storage facility. The design is a hybrid between a traditional inline shopping center and a lifestyle center, with a focus on connectivity between buildings and opportunities for outdoor activity. -
Renton Mixed Use
role: project designer | The City of Renton, Washington, required a design solution that responds the retail corridor fronting the site and craftsman style residential neighborhood to the rear. -
The Forum
affiliation: Patrick M. Pillot Architect | This mixed use project combines a climate controlled self storage facility with retail, restaurant, and office spaces as the commercial center for a rapidly expanding Florida neighborhood. -
University Mall Master Plan
affiliation: ADP Group | role: project designer & project manager | Master plan for the conversion of an aging indoor mall into a more relevant building type for the surrounding college town of Chapel Hill. The existing neighborhood mall had been outpaced by another nearby regional mall, as well as numerous more convenient shopping centers, all of which better met the consumer needs. This proposal results from an analysis of the surrounding retail market, identification of community needs, and an environmental response to the existing site conditions. Arts, entertainment, and a boutique hotel would take place of largely vacant retail space, while existing restaurants would be augmented to create a dining district. This would all be accomplished with a zero net parking increase, as hotel rooms require less parking per square foot than the existing retail space. -
828 Camp Street
affiliation: Trapolin Architects | role: project designer & project manager | The existing structures at 828 Camp Street included a brick retail front façade and a rear 3-story living quarters. This adaptive reuse project replaces the structurally unsound rear living quarters with a modern new interpretation suitable for residential living. The façade is largely preserved, with the addition of a penthouse unit set back from the street. All residential units surround a modern courtyard with a pool. A combination of eight flats and multi story units ensures a diversity of occupants to create a sense of community about the building. -
Pineapple Avenue Mixed Use
affiliation: ADP Group | role: project designer | The existing Golden Apple Dinner Theater site lies in the heart of downtown Sarasota. This proposal displaces the theater with a new mixed use program that maximizes the value of the land, with respect to limited parking availability. The program includes fifteen condominiums arranged around a shared courtyard and two ground level retail tenant spaces. -
Tuscany Park
affiliation: ADP Group | role: project designer | Tuscany Park is a mixed use project combing retail, restaurant, and office space rendered in a Tuscan architectural style. Numerous site plans were developed to maximize the exposure of the various retail elements, study the balance of each building type, and accommodate anchor requirements. The final site plan includes: a cluster of seven restaurants surrounding an entertainment courtyard; a three story mixed use building with ground floor retail and office space above taking advantage of lake views; inline single story retail with two midsize anchors; a two story grocery and fitness center; and a five level parking deck.
